The building, designed by Swiss architecture firm Herzog & de Meuron and developed by Ian Schrager, sits on the Hudson waterfront at the far edge of the neighborhood — roughly a block from the Little Island park, a short walk from the Whitney, and firmly inside the triangle of streets that has been appreciating without interruption since the high-line era kicked off luxury residential migration in this part of the city.

Schrager's involvement is the other part of the story. The developer turned hotelier — Studio 54 co-founder, creator of the boutique hotel category, the man behind the PUBLIC brand — has treated 160 Leroy as something close to a capstone residential project. The tower's amenities package and Herzog & de Meuron's glass-and-concrete exterior have positioned it at the upper end of downtown Manhattan new construction since it began leasing and selling.

The Biebers split time across multiple properties, including homes in Ontario and the Los Angeles area. The 160 Leroy unit is four bedrooms, which at this address, at this price, is as much a statement as it is a floor plan.
